The new home of SEB\u2019s Baltic headquarters will be the Talsinki residential and business quarter, which will be developed on the shore of the Admiralty Basin, across from Golden Gate. SEB will move into the new premises at Ahtri 3 in the second half of 2028.<\/strong><\/p>\n\n\n\n

The Talsinki quarter is being developed by Urmas S\u00f5\u00f5rumaa\u2019s company, US Real Estate, that has extensive experience in developing residential and business quarters, such as the Rotermann and Park Tondi quarters, which now include numerous homes, office and retail spaces, sports centers, and the Audentes School.<\/p>\n\n\n\n

“Talsinki quarter is an important and previously missing link in the development of Greater Rotermann \u2013 it connects the living environment from Viru Square to the port. With the development of Talsinki, we contribute significantly to shaping the entire area. The decision of SEB, one of the largest and leading banks in the Nordic region, to move to the Talsinki quarter is symbolic, emphasizing the area’s role as a connection between Tallinn and Finland. We are delighted to welcome SEB Bank to our growing community, which now connects Rotermann, Foorum, and Talsinki,” said Urmas S\u00f5\u00f5rumaa<\/strong>, Chairman of the Supervisory Board of U.S. Invest.<\/p>\n<\/blockquote>\n\n\n\n

“We have been searching for a location for SEB\u2019s new headquarters for some time. Talsinki development stands out with its thoughtful solutions \u2013 its location, modernity, and environmental friendliness align well with our values. Our current building has been a clear landmark in the Tornim\u00e4e area, but we feel that life and business are increasingly moving toward the sea. We believe that our new headquarters will also become a landmark,” added Allan Parik<\/strong>, Chairman of the Management Board of SEB.<\/p>\n<\/blockquote>\n\n\n\n

The Talsinki residential and business quarter will have a total gross area of 50,000 square meters, including three residential buildings and two commercial buildings. Apartment sales near the Admiralty Basin will begin already this summer, and it is already possible to influence the layout of future homes. In addition to SEB\u2019s headquarters, the business buildings will include a substantial amount of office, retail, and service space, which US Real Estate is actively working to fill.<\/p>\n\n\n\n

Talsinki quarter will be built according to LEED Platinum certification standards, ensuring high levels of energy efficiency, environmental friendliness, and social responsibility. Like the Rotermann quarter, Talsinki will be a car-free area. Two underground levels will provide approximately 500 parking spaces. Construction of the Talsinki quarter begins this summer, with the entire area set for completion by the end of 2028.<\/p>\n\n\n\n

The exterior architecture of the quarter has been designed by architectural firms Arhitekt 11<\/strong> and HGA<\/strong>. Interior design will be done by top Estonian studios Studio ARGUS<\/strong> and L\u00c4VI<\/strong>. The latter recently completed the interior design for Wise\u2019s new office building and is also the author of SEB\u2019s new headquarters.<\/p>\n\n\n\n

US Real Estate, owned by Urmas S\u00f5\u00f5rumaa, is a real estate company with over 130,000 m\u00b2 of leased space and over 200,000 m\u00b2 under development. The company owns business, education, and sports properties and develops comprehensive business and residential environments, including the Rotermann quarter, Talsinki, Patarei Sea Fortress, Golden Gate, and Park Tondi quarter. The total value of the company\u2019s real estate portfolio exceeds 300 million euros.<\/p>\n\n\n\n
