Construction of the <strong>Talsinki Quarter<\/strong> in the same area will then follow.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The <strong>six-story commercial and office building Golden Gate<\/strong>, situated between Rotermann Quarter and the Old Port, is on schedule for <strong>completion this spring<\/strong>, and <strong>tenants will begin moving in as early as April<\/strong>, US Real Estate CEO <strong>Gert Jostov<\/strong> told ERR.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The <strong>ground floor<\/strong> of the building will house <strong>restaurants and service establishments<\/strong>, which are currently still under construction and being furnished.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">According to Jostov, <strong>several well-known restaurateurs<\/strong> will open venues in the building:<\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p class=\"wp-block-paragraph\">\u201c<strong>Ivari Vokk<\/strong>, winner of MasterChef Estonia, will open his <strong>first restaurant, LaBocca<\/strong>, and the <strong>Siigur Group<\/strong> \u2014 owners of NOA, Paju Villa, and OKO \u2014 are also launching a new restaurant at Golden Gate,\u201d he said.<\/p>\n<\/blockquote>\n\n\n\n<p class=\"wp-block-paragraph\">Companies planning to relocate to Golden Gate\u2019s <strong>office floors<\/strong> include:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Law firm RASK<\/strong><\/li>\n\n\n\n<li><strong>Adcash<\/strong><\/li>\n\n\n\n<li><strong>Workland<\/strong><\/li>\n\n\n\n<li><strong>E-Governance Academy<\/strong><\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">Jostov stated that <strong>about 90% of the building is currently leased<\/strong>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">There is also a plan to turn the <strong>passage through the building (the \u201cgate\u201d) into a standalone attraction<\/strong>:<\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p class=\"wp-block-paragraph\">\u201cWe\u2019re planning <strong>digital artworks from global artists<\/strong> on the ceiling of the gate, which we will curate in collaboration with the <strong>PoCo Pop Art Museum<\/strong>,\u201d Jostov explained.<\/p>\n<\/blockquote>\n\n\n\n<p class=\"wp-block-paragraph\">The <strong>construction cost<\/strong> of the building was approximately <strong>\u20ac65 million<\/strong>. US Real Estate signed the construction agreement for Golden Gate with <strong>Nordecon<\/strong> in <strong>November 2023<\/strong>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Talsinki Quarter Construction Begins This Year<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Seaward from Golden Gate, <strong>US Real Estate<\/strong> also owns a <strong>large plot<\/strong> along the <strong>Admiralty Basin<\/strong> at <strong>Ahtri 3<\/strong>, currently used as a parking lot. This site will become the future <strong>Talsinki Quarter<\/strong>.<\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p class=\"wp-block-paragraph\">\u201cConstruction of Talsinki will begin this year,\u201d Jostov confirmed. \u201cThis will be <strong>US Real Estate\u2019s largest project to date<\/strong>.\u201d<\/p>\n<\/blockquote>\n\n\n\n<p class=\"wp-block-paragraph\">The large-scale development will feature a <strong>five-building complex<\/strong> that connects <strong>Rotermann to the sea<\/strong>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Spanning <strong>50,000 square meters<\/strong>, the Talsinki Quarter will include <strong>commercial spaces<\/strong> \u2014 such as <strong>offices, restaurants<\/strong>, and hopefully a <strong>hotel<\/strong>, Jostov said. It will also offer <strong>160 residential apartments<\/strong> and <strong>600 underground parking spaces<\/strong>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The <strong>estimated cost<\/strong> of the project is <strong>\u20ac250 million<\/strong>, with <strong>a construction period of 3\u20134 years<\/strong>, to be carried out <strong>in phases<\/strong>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Patarei: a third major development already underway<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">US Real Estate\u2019s <strong>third major development<\/strong> is the <strong>Patarei Sea Fortress<\/strong> project, which is already in progress.<\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p class=\"wp-block-paragraph\">\u201cThis summer we\u2019ll complete the <strong>5,000-square-meter museum<\/strong> and the <strong>preservation of the entire structure<\/strong>.
