On Wednesday, April 6, US Real Estate laid the foundation stone for the first office building in the Park Tondi residential and commercial district at Tammsaare 56, which will be built next to the historic Tondi barracks. By 2024, 28 000 sqm of residential and office space will be added to the quarter.<\/p>\n\n\n\n

“In these difficult times, it is important to create new developments in an environmentally conscious way, and it is especially close to my heart to do this here in Tondi, where we renovated the historic Tondi barracks into an office building back in 1995,” said Urmas S\u00f5\u00f5rumaa, Chairman of the Supervisory Board of US Invest. “With the office buildings, we will soon have a complete Park Tondi quarter, which will be in a nice location in Tallinn and surrounded by good neighbours.”<\/p>\n<\/blockquote>\n\n\n\n

According to Jaanus Riibe, a senior citizen of the Kristiine district, the Tondi district is currently developing very rapidly and the completed project will bring a lot of added value to the city at large. <\/p>\n\n\n\n

“This development will also create new jobs in the Kristiine district and a large amount of high-quality, low-energy and modern living and office space will be added to the settlement, creating good conditions for both living and working,” added Riibe.<\/p>\n<\/blockquote>\n\n\n\n

The new-age office building at Tammsaare 56, with its low-energy consumption, stands out for its well thought-out space solutions and additional options that encourage mobility. Most of the parking is on the ground floor of the building, where there is an enclosed bicycle park with changing and washing facilities. All office spaces will have balconies, and a terrace will be built on the top floor of the building with views of the tennis courts at Forus Sports Centre Tondi. The office building will be completed in early 2023.<\/p>\n\n\n\n

The architects of the Tammsaare 56 office building are HG Arhitektuur and KAMP Arhitektid.<\/p>\n\n\n\n

“The shape and character of the building derives from the unique values of the location,” said Hanno Grossschmidt of HG Arhitektuur. “The building blends seamlessly with the active commercial frontage of Tammsaare tee on one side, the historic red brick Tondi barracks buildings on the other, and the recreational park and tennis centre on the third.”<\/p>\n<\/blockquote>\n\n\n\n

“The interior architecture of the building is also inspired by the nearby historic red brick buildings and tennis courts, which is reflected in the clay-red terracotta tone of the interior,” said Jan Skolimowski of KAMP Architects. “We have brought soft shapes to the public areas of the building to make the movement of the space smoother and more natural, and added lights on the walls to symbolise tennis balls in reference to tennis. In the meeting and lounge areas, on the other hand, the future tenant will have the choice of three tonalities, inspired by the courts of Grand Slam tennis tournaments around the world.”<\/p>\n<\/blockquote>\n\n\n\n

According to Urmas Kaasik, a member of the board of Kiikri Ehitus said that they will do their utmost to ensure that the building is completed on time.<\/p>\n\n\n\n

“Russia’s aggression against Ukraine has affected supply chains in neighbouring markets and the availability of building materials is notoriously difficult. At the same time, the construction of an office building with modern architecture is an exciting challenge for us.”<\/p>\n<\/blockquote>\n\n\n\n

To date, 52% of the building has already been let. The major tenants are SRINI, a development company specialised in software solutions, Bondora and Web Expert.<\/p>\n\n\n\n
