US Real Estate started preparations for the construction of the Golden Gate

To start construction, the shed between the two lanes of Ahtri Street and the former car wash were demolished. Historic walls and a chimney will remain on the site and will be architecturally linked to the new building.

“The demolition of the shed is the first phase of the demolition works on the site, which are scheduled to be completed in May. After that, construction of the underground floor of the building will begin,” said Tarmo Pohlak, construction director at US Real Estate.

“In parallel, the design of the building will continue, where one of the key challenges is to comply with LEED certification requirements to ensure that the new office building is designed, built and maintained in accordance with the principles of environmental sustainability and sustainable development.”

“We are one of the few development companies to start construction in these difficult times,” he said. said Aavo Kokk, CEO of US Real Estate. “This is reassured by the knowledge that the interest in the Golden Gate office building, with its prime location, is double the space we can offer. The size of the building and the solution will also allow larger companies to lease office space in the city centre. At this stage, it is possible to have a say in the interior design of the future office space as well as in the floor plan, which we are currently visualising with the help of Meelis Press. We have a very experienced design and construction team who, together with our partners, can find good solutions.”

The exterior facade, inspired by the Art Deco style, will be golden and elegant. The building will have a total surface area of 12,000 square metres, with a floor area of around 2,100 square metres. The ground floor will be retail and restaurants with outdoor terraces, the upper floors offices. There will be a 100-space car park on the ground floor and a green roof terrace on the roof.

The architectural solution for the Golden Gate is a collaboration between architects Raivo Puusepa and Illimar Truverk, led by Arhitekt11. The interior design of the office building is by Meelis Press. The building will be completed at the end of 2024.
