Foorum Keskus to become Artius

Located at one of the busiest intersections in the heart of Tallinn, the Foorum Centre—a commercial and office building—will undergo a comprehensive transformation starting this summer and will adopt a new name: Artius. Alongside the name change, the building’s concept, content, and appearance will be completely overhauled. The goal is to create a diverse and inspiring environment where commerce, dining, and a modern workspace converge.

The facade renovation begins in June, and construction of the indoor shopping street will start in the fall. The revitalized Artius is scheduled to open in March 2026.

The interior architecture of the shopping street is being designed by renowned designer Marit Ilison, known for her work on several beloved Tallinn restaurants including Lore Bistroo, UMA, PÄRIS, and La Pizzeria di Orm Oja. She is also leading the interior design for the new Linnateater building and the soon-to-open LaBocca restaurant in Golden Gate.

“The renewal process of the Foorum Centre is underway, and soon we will offer even more diverse experiences. While the function of the building—shopping street and offices—remains, Artius will be faster, more exciting, smarter, and more stylish. Simply put, Artius is a true work of art. The decision to rebrand has already proven itself, as we are excited to welcome new tenants—several of whom are entering Tallinn city center for the first time. At the same time, many current tenants will remain, and together we aim to elevate the customer experience to a new level,” said Julius Stokas, Business Manager of Rotermann and Artius.

Several new tenants have already signed on, including:

  • Viru Burger, a beloved street food brand
  • KFC, the international fast food chain
  • REACH, a Pilates studio
  • Boutique Chic, a French fashion and interior design boutique

An important new addition to the shopping street will be the popular fashion brand WEEKEND. “We’ve long sought the opportunity to enter central Tallinn—and the renewed Foorum is the perfect location. The new concept, unique atmosphere, and well-thought-out interior layout provide the ideal environment for WEEKEND’s next-generation store,” said WEEKEND representative Taavi Laeks.

Alongside retail, the office spaces and shared areas will also be renovated to offer businesses a modern and high-quality environment. The headquarters of Ignitis, one of the Baltics’ largest energy companies, will relocate to approximately 670 square meters within Artius.

Since spring, Artius has offered a public underground Europark parking garage, enabling convenient and affordable parking in the city center.

US Real Estate, owned by Urmas Sõõrumaa, is a real estate company with over 130,000 m² of leasable space and more than 200,000 m² under development. The company develops integrated business and living environments, including the Rotermann Quarter, Talsinki, Patarei Sea Fortress, and Golden Gate. Its real estate portfolio is valued at over €300 million.

US Real Estate acquired the Foorum Centre in October 2022. Built in 2007, it is a modern A+ class building with a shopping street connecting Hobujaama Street and Narva Road on the ground floor, and office spaces on the upper floors. The building has a total of 9,600 m² of leasable space, equally divided between retail and office. Major tenants include Vapiano, WEEKEND, KFC, St. Patrick, Ignitis, Finora Bank, Linus Medical, and 1Office. The underground public parking garage has 125 spaces.
