Golden Gate gets a new look

The exterior facade of the Golden Gate office building, set to be completed in the spring of 2025 in the heart of Tallinn, has undergone a renovation. The result is significantly more flexible floor plans, larger windows, and an even more prestigious exterior appearance. Adcash will be one of the major tenants of the office building.

“It’s extremely rare for a developer to change the facade of a building during construction, but we deemed it necessary because tenants can now create their ideal offices. As developers, our aim is to create a sustainable environment, not just solutions based on current trends,” said Raido Talviste, the business manager of US Real Estate’s development projects. “Currently, the rhythm of the windows is even more logical, the spaces are brighter, and the floor plans are significantly more flexible. The previous exterior architectural solution mainly favored open offices, which are not as popular a choice today.”

Among the occupants of the building, scheduled for completion in the spring of 2025, are IT company Adcash, the e-Estonia Academy, Workland, and OCCO. The ground floor will feature shops and restaurants with terrace areas, including an internationally renowned restaurant that will offer completely new culinary experiences in Tallinn. All parking for the building has been moved underground, and a green terrace will be created on the roof, offering magnificent views of the Old Town, the harbor, the city center, and towards Reidi Road and the Song Festival Grounds.

“It is important for us to establish our office in a modern, energy-efficient building in the heart of the city, which is not only an office building but also prioritizes the well-being and comfort of individuals, and where employees have the opportunity to enjoy good culinary experiences, go to the fitness club, or attend cultural events. It’s nice to return to the area of our first office, which has undergone significant development in the meantime. Rotermann is perfect!” said Gregorio Machadinho, a member of Adcash’s board.

The architectural design of Golden Gate is a collaboration between the Arhitekt 11 team and architect Raivo Puusepp. The exterior facade of the building will be golden and elegant. Characteristic of Rotermann, the historical part of the property will be preserved and integrated with the new building volumes.

With the completion of the office building, nearly 14,000 m2 of rental space and 105 parking spaces will be added to the Rotermann Quarter. The floor area of Golden Gate is 2200 m2, which in a conventional building would mean the company occupying approximately five floors.

Golden Gate is being constructed according to the requirements of the LEED Platinum certificate, demonstrating the level of sustainability achieved through meeting various environmental, energy efficiency, and social criteria.

The location of Golden Gate allows easy access by public transport, on foot, by bicycle, or by car. The future tram stop is just a few minutes’ walk away. The building is located in the Rotermann Quarter, which offers an ideal blend of urban convenience and cultural richness—every day, there are at least 14 dining options to choose from or spend the lunch break at the fitness club.

The total investment value of the office building at Ahtri 6, upon completion, is approximately 65 million. The construction of the building is financed by Swedbank.
