This spring, the Golden Gate office building in Tallinn’s Rotermann Quarter will welcome a diverse lineup of new tenants. Among them is Kalve Coffee, a premium Latvian coffee roastery opening its first café in Estonia. In addition, Italian restaurant LaBocca and a new restaurant by the Siigur Group will open their doors. Nearly 90% of the building’s space has been leased.

“The interest in this building has been exceptional. At the moment, only a few office spaces and one last retail unit on the ground floor remain available,” said Julius Stokas, Business Director of the Rotermann Quarter.
“Golden Gate acts as a new gateway to the Rotermann Quarter for those arriving from the port, offering a vibrant mix of offices, restaurants, shops, and leisure venues such as the PoCo Pop Art Museum and Golden Club gym.”
According to Stokas, the building is easily accessible via public transport, cycling, car, and by foot — with a new tram stop located just 50 meters away.

“We chose Golden Gate in Rotermann Quarter for our first Estonian location due to the building’s and area’s core values. We appreciate the developer’s approach to blending historical heritage with modernity and sustainability,” said Raimonds Selga, co-founder and CEO of Kalve Coffee.
“In our soon-to-open exclusive roastery, guests will be able to taste coffees from around the world and explore various brewing methods.”

At the end of May, Siigur Group will open its newest restaurant:

“We had been considering an expansion into central Tallinn for some time, and when we first entered Golden Gate, we immediately knew this would be the home of our tenth restaurant,” said Martti Siimann, one of the owners of Siigur Group.
“The fantastic location, shared values with the property owner, and the swift cooperation sealed our decision.”
“The heart of the restaurant will feature a custom-made grill complex from Madrid, and once again we’re collaborating on the interior design with Tarmo Piirmets, who we’ve worked with for decades. We’re keeping the restaurant’s name and head chef under wraps for now — but a golden building calls for golden ideas, and we have plenty of those.”

In collaboration with the founders of Vapiano in the Baltics and Finland, MasterChef Estonia winner Ivari Vokk will also open his first restaurant at Golden Gate, under the name LaBocca.

“LaBocca will add to the diverse food culture of the Rotermann Quarter,” said Ivari Vokk.
“When looking for the right location, we chose Golden Gate because of its high-traffic area, striking architecture, and nearly 5-meter-high ceilings. We’re working with Marit Ilison on the interior design, who has recently designed many of Tallinn’s most popular restaurants.”

The 6-story Golden Gate office building will also become home to several prominent organizations, including IT company Adcash, E-Governance Academy, Rask Law Firm, co-working space Workland, interior design company OCCO and other.s

“It’s important for us to offer employees a modern, energy-efficient, and human-centered work environment in the heart of the city — surrounded by great food, sports, and culture,” said Gregorio Machadinho, board member of Adcash.
“We’re glad to return to the area of our very first office, which has developed significantly over the years.”

Located at Ahtri 6, Golden Gate adds 14,000 m² of rentable space to the Rotermann Quarter, along with 105 underground parking spaces. A green rooftop terrace will offer beautiful views of the Old Town, harbor, city center, and the Song Festival Grounds.

Golden Gate is being built in accordance with LEED Platinum certification standards, ensuring top-tier performance in energy efficiency, environmental sustainability, and social responsibility. The total investment in the project is €65 million, financed by Swedbank.
