The new home of SEB’s Baltic headquarters will be the Talsinki residential and business quarter, which will be developed on the shore of the Admiralty Basin, across from Golden Gate. SEB will move into the new premises at Ahtri 3 in the second half of 2028.
The Talsinki quarter is being developed by Urmas Sõõrumaa’s company, US Real Estate, that has extensive experience in developing residential and business quarters, such as the Rotermann and Park Tondi quarters, which now include numerous homes, office and retail spaces, sports centers, and the Audentes School.
“Talsinki quarter is an important and previously missing link in the development of Greater Rotermann – it connects the living environment from Viru Square to the port. With the development of Talsinki, we contribute significantly to shaping the entire area. The decision of SEB, one of the largest and leading banks in the Nordic region, to move to the Talsinki quarter is symbolic, emphasizing the area’s role as a connection between Tallinn and Finland. The Talsinki residential and business quarter will have a total gross area of 50,000 square meters, including three residential buildings and two commercial buildings. Apartment sales near the Admiralty Basin will begin already this summer, and it is already possible to influence the layout of future homes. In addition to SEB’s headquarters, the business buildings will include a substantial amount of office, retail, and service space, which US Real Estate is actively working to fill.
Talsinki quarter will be built according to LEED Platinum certification standards, ensuring high levels of energy efficiency, environmental friendliness, and social responsibility. Like the Rotermann quarter, Talsinki will be a car-free area. Two underground levels will provide approximately 500 parking spaces. Construction of the Talsinki quarter begins this summer, with the entire area set for completion by the end of 2028.
The exterior architecture of the quarter has been designed by architectural firms Arhitekt 11 and HGA. Interior design will be done by top Estonian studios Studio ARGUS and LÄVI. The latter recently completed the interior design for Wise’s new office building and is also the author of SEB’s new headquarters.
