The Tammsaare 56 office building in the Park Tondi quarter has been completed and 98% of the space has already been let. Hektor Light will open its showroom on the ground floor in September. On the upper floors, tenants include SRINI, Bondora, CV Keskus, Fortum and Web Expert. At the end of the year, the renovation of the new building will already start in the quarter.
“The newly completed office building at Tammsaare 56 is practically fully let, with only two commercial spaces on the 1st floor and one office space on the 3rd floor still available, which is a very good result in today’s market situation,” says Ülari Niinemägi, Business Manager of the Park Tondi Quarter. “It has to be said that finding tenants was not difficult as the district has excellent access and the building has very good visibility. A bonus is the convenient parking and sports facilities.”
The new-age office building at Tammsaare 56, with its low-energy consumption, stands out for its well thought-out space solutions and additional facilities that encourage mobility. Parking is largely on the ground floor, and there is an enclosed bicycle park with changing and washing facilities. All office spaces have balconies, and the rooftop terrace offers views of the tennis courts, Lake Ülemiste and the city centre.
The architects of the Tammsaare 56 office building are HG Arhitektuur and KAMP Arhitektid.
“This year, we will also start the reconstruction of the Sõjakooli 1 building, where offices with a unique character will be located on three floors in the historic barracks building. Here, too, the first contracts have already been signed,” said Ülari Niinemägi. “Red brick walls, concrete, high ceilings and private green space are just some of the features that characterise this building. Just a few minutes’ walk from the Rida office, you will find the best sporting facilities in Silicon Valley.”
At the end of the year, the Sõjakooli 6 office building will also be completed, and has already been fully let.
The Park Tondi residential and commercial district, to be developed by US Real Estate, will be built in the area of the historic Tondi Barracks. More than 28 000 m2 of commercial space has already been completed in the Park Tondi quarter: 10 200 m2 at Tammsaare 56 and 18 800 m2 at Sõjakooli 10 (FORUS Sports Centre Tondi). With the completion of Sõjakooli 6, 1 300 m2 of rentable commercial space will be added to the district.
