US Real Estate signs contract with 1Partner Ehitus for the construction of the next phase of Park Tondi

US Real Estate, owned by Urmas Sõõrumaa, and 1Partner Ehitus have signed a construction contract to build a modern office building in the historic Park Tondi residential and business district in Tallinn. The building will be completed by the end of this year.

Sõjakooli 6

The tsarist-era building at Sõjakooli 6 in the Park Tondi residential and business district was used as a sauna and guardhouse for the Estonian Defence Forces Military School before the Soviet occupation. After the completion of the construction works in December this year, a total of 1,500 square metres of high-quality, modern office space will be completed on two floors. Bondora, a financial company, will be the tenant of the building.

“Giving new life to buildings with a valuable history is one of 1Partner Ehitus’ important lines of business, and as such we are used to working hand in hand with heritage protection requirements. A particular challenge for this project is the deadline, as the client wants to take the building into use this year,” explains Üllar Hinno, manager of 1Partner Ehitus.

The architectural design for the reconstruction of the Sõjakooli 6 building has been prepared by Tomomi Hayashi and Hanno Grossschmidt of HGA Architects. “With the construction of the clubhouse at Sõjakooli 6, we are marking the start of the second phase of the Park Tondi residential and commercial district. The construction schedule is challenging, and I am extremely pleased that 1Partner Ehitus has accepted it and that Bondora, the tenant of the building, will be able to move in at the end of the year. Next, we will move the development of the quarter towards Tondi Street and start the construction of the Sõjakooli 1 office building in the historic barracks building,” comments Uko Paasik, Head of Real Estate Development at US Real Estate.
